These Terms and Conditions of Service (these “Terms”) apply to PlentyofRooms.co, any subdomain of PlentyofRooms.co, any related application for mobile devices, and any other website operated by Plenty of Rooms Inc or any subsidiary or affiliated entity on which these Terms and Conditions of Service are posted or linked via hyperlink (collectively, the “Site”).
The Site is operated by Plenty of Rooms Inc, which is referred to in these Terms as “we,” “us,” “our,” or “Plenty of Rooms”. The terms “you” and “your” refer to the person using or accessing the Site.
By using or accessing the Site in any manner, you agree to comply with and be legally bound by these Terms. If you do not fully agree to these Terms without modification, you are not authorized to use or access the Site. You should carefully review these Terms, which constitute a legally binding agreement between you and Plenty of Rooms.
You are not authorized to access the Site unless you are at least 18 years old and are able to enter into legally binding contracts.
Revisions
We reserve the right to change, add to, or otherwise modify these Terms at any time without prior notice. The date of the latest revision will be listed at the top of this page, and any changes will take effect immediately upon posting. By continuing to use or access the Site after any modifications, you agree to be bound by the updated Terms. We recommend that you periodically visit this page to stay informed of the most current version of these Terms.

Plenty of Rooms values your privacy. Please click here to review our current Privacy Policy and Cookie Policy. These policies also govern your use of and access to the Site and are incorporated by reference into these Terms.
Limited License to Access and Use Site
Provided you comply with these Terms, Plenty of Rooms grants you a limited, revocable, non-transferable, and non-exclusive right to access and use the Site for the following purposes: searching for a vacation or short-term rental; booking or inquiring about booking a vacation or short-term rental; if you are an owner or prospective owner of a property, researching or inquiring about using Plenty of Rooms services; logging into the owner portal for a property for which Plenty of Rooms provides rental management or marketing services pursuant to a contract with you; researching vacation destinations; taking any of the above actions for another person for whom you are legally authorized to act; or any other purpose that is clearly stated and expressly permitted on the Site.
Prohibited Activity
Any use of the Site for any purpose that is not expressly permitted or otherwise in accordance with these Terms is prohibited. Prohibited uses of the Site include, without limitation, the uses listed below. In connection with the use of or access to the Site, you agree not to do any of the following:
- Use the Site or its contents for any commercial purpose, except as specifically authorized by us;
- Copy, transmit, upload, or store any part of the content of the Site for any purpose not expressly permitted by these Terms;
- Use the Site or its contents, or attempt to use the Site or its contents, to violate, circumvent, or infringe the rights of Plenty of Rooms or any other person or entity, including without limitation any intellectual property, contract, privacy, or publicity right;
- Deep-link to any portion of the Site without our express written consent;
- Use any robot, script, scraper, spider or other manual or automated means or process to access, scrape, copy, crawl, collect, monitor, or aggregate the content of the Site or any portion of the Site, except as expressly permitted by us (provided however that a limited exception to the foregoing prohibited action is granted to bona fide, general-purpose search engines that use tools to gather information for the sole purpose of displaying hyperlinks to the Site, provided they do so from a stable IP address or range of IP addresses using an easily identifiable agent and otherwise comply with these Terms, and further provided that the term “bona fide, general-purpose search engine” does not include a website, search engine, or other service that provides classified listings or property rental advertisements or which is in the business of providing vacation rental management or marketing services or other services that compete with services Plenty of Rooms offers);
- “Frame,” “mirror,” or otherwise replicate or incorporate any portion or aspect of the Site, including without limitation Plenty of Rooms’ name, logo, trademarks, or proprietary information, into any other website without our express written consent;
- Sell, offer to sell, transfer, or license any portion of the Site or its contents in any form to third parties, without our express written consent;
- Use the Site in a manner or for a purpose that violates any national, state or provincial, local, or other law or regulation, or any order of a court;
- Use the Site in a fraudulent manner or under false pretenses, including without limitation making a reservation or reservation inquiry under a false name or address or incorrect age, using a method of payment that you are not authorized to use to pay for accommodation, or taking action that may be considered phishing;
- Use the Site to identify, contact, or solicit a homeowner or guest for the purpose of (1) booking or soliciting a booking of a home independent of the services offered by Plenty of Rooms or (2) soliciting an owner or guest to use any third-party service that is competitive with Plenty of Rooms;
- Use the Site to post or transmit material that is unlawful, threatening, abusive, libelous or defamatory, obscene, indecent, or sexually explicit, that discriminates or promotes discrimination against any individual or group, or that promotes illegal activities;
- Attempt to modify, adapt, decipher, translate, decompile, disassemble, edit or reverse engineer any of the software used by us in connection with the Site;
- Take any action that, in our sole discretion, adversely affects or could adversely affect the performance or function of the Site or any system used by us on the Site, or that places an unreasonable load on our servers or infrastructure;
- Threaten to use the Site to leave negative feedback in an attempt to force Plenty of Rooms to provide a refund or compensation if you lack an objectively reasonable belief that you are entitled to such refund or compensation under these Terms or any other agreement between you and Plenty of Rooms; or
- Solicit, encourage, or assist any person in doing, or attempting to do, any of the foregoing actions.
Proprietary Rights and Ownership
All contents of the Site are protected by the copyright, trademark, and other intellectual property laws of Canada and foreign countries, as well as by international conventions. You acknowledge and agree that the contents of the Site are the exclusive intellectual property of Plenty of Rooms or the applicable rights owner.
User Accounts
To access certain services on the Site, you may need to register for a Plenty of Rooms user account. By registering, you agree to provide true, accurate, current, and complete information and to update this information if it changes. You agree to: (1) protect your Plenty of Rooms login identification and password; (2) not share your login identification or password with any third party without our express written permission; (3) take full responsibility for any activity that occurs under your Plenty of Rooms account, whether or not you authorized it; and (4) notify us immediately and choose a new login identification and password if you believe your Plenty of Rooms account password or the email account you used to register has been compromised, or if we notify you of suspected unauthorized activity on your account. We reserve the right to terminate any user account at our sole discretion at any time.
Reviews and User Content
We may, at our sole discretion, allow you to post, submit, upload, or transmit reviews or other content on the Site. When you provide any such content (collectively, “Submissions”) through the Site, you grant Plenty of Rooms a non-exclusive, perpetual, royalty-free, transferable, and fully sub-licensable worldwide license to (1) use, reproduce, translate, modify, adapt, access, view, distribute, publish, transmit, publicly display, and create derivative works from the Submissions in any media, now known or hereafter devised, for any purpose, and (2) use the name you submit in connection with the Submissions. You acknowledge that we may choose to attribute your Submissions at our discretion. You also grant Plenty of Rooms the right to pursue any person or entity that violates your or our rights in the Submissions by breaching these Terms. Plenty of Rooms does not claim ownership of the Submissions, and nothing in these Terms restricts your rights to the content you provide.
By making any Submissions to, via, or for the Site, you represent and warrant that (1) you have the necessary rights to the content of the Submissions, either as the sole and exclusive owner or through all required rights, licenses, or consents, and (2) the Submissions do not violate any part of these Terms.
Plenty of Rooms retains the right (but not the obligation) to pre-screen, remove, or edit any reviews or other user-generated content posted on the Site. We do not guarantee the accuracy, non-infringement, or legality of any review or user-generated content on the Site.
Additional Terms May Apply to Specific Transactions; Conflicts Between Terms
When you make a reservation for a vacation rental through the Site, use Plenty of Rooms for rental management or marketing services, or engage in certain other transactions available on the Site, you may be required to enter into separate agreements or waivers. These agreements or waivers may have their own distinct terms and conditions. In the event of a conflict between these Terms and the terms of any specific agreement, waiver, or service, the terms of the specific agreement, waiver, or service will take precedence.
International Travel
When planning international travel, it is your responsibility to ensure you have all necessary travel documents, such as passports and visas, and that you comply with all entry requirements for your destination. You must also seek any required medical advice, medications, and vaccinations. Plenty of Rooms is not liable for any issues arising from a traveler’s inability to board an international flight or enter (or transit through) a country.
Travel to certain destinations may carry higher risks. We strongly recommend that guests planning international trips review travel warnings, advisories, restrictions, and other relevant information issued by the Canadian and the United States Government before booking.

Foreign Currencies and International Transactions
Plenty of Rooms may choose, but is not obligated, to show rental and other fees for vacation properties in the United States in foreign currencies or to display fees for international vacation rentals in U.S. Dollars. These currency displays are provided for your convenience and are informational only; they may not reflect the actual final cost. In the future, Plenty of Rooms may introduce a currency conversion fee, and you will be informed of the currency used for your charge and any applicable conversion fees from Plenty of Rooms. Additionally, you will be responsible for any currency conversion costs or international transaction fees charged by your credit card provider.
Liability and Warranty Disclaimer
PLEASE READ THIS SECTION CAREFULLY. IT LIMITS THE LIABILITY OF PLENTY OF ROOMS IN CONNECTION WITH YOUR USE OF THE SITE.
ACCESSING, DISPLAYING, OR USING THE SITE IS AT YOUR OWN RISK. THE INFORMATION ON THE SITE MAY CONTAIN ERRORS, INCLUDING INACCURACIES IN RESERVATION AVAILABILITY, PRICING, AND DESCRIPTIONS OF ACCOMMODATIONS OR LOCATIONS. PLENTY OF ROOMS DOES NOT GUARANTEE THE ACCURACY OF THIS INFORMATION AND DISCLAIMS ALL LIABILITY FOR ANY ERRORS OR INACCURACIES. THE SITE IS PROVIDED “AS IS,” WITHOUT ANY EXPRESS OR IMPLIED WARRANTIES. SPECIFICALLY, PLENTY OF ROOMS DISCLAIMS ALL WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, AND QUIET ENJOYMENT, AS WELL AS ANY WARRANTIES ARISING FROM COURSE OF DEALING OR USAGE OF TRADE. PLENTY OF ROOMS DOES NOT GUARANTEE THAT THE SITE WILL BE SECURE, UNINTERRUPTED, OR ERROR-FREE.
TO THE FULLEST EXTENT PERMITTED BY LAW, YOU ACKNOWLEDGE AND AGREE THAT YOU BEAR THE ENTIRE RISK ASSOCIATED WITH YOUR ACCESS TO AND USE OF THE SITE. PLENTY OF ROOMS INC, ITS SUBSIDIARIES, AND AFFILIATES, INCLUDING THEIR OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS, WILL NOT BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR EXEMPLARY DAMAGES. THIS INCLUDES, BUT IS NOT LIMITED TO, DAMAGES FOR PERSONAL OR BODILY INJURY, EMOTIONAL DISTRESS, OR PROPERTY DAMAGE ARISING FROM YOUR ACCESS TO, DISPLAY OF, OR USE OF THE SITE, REGARDLESS OF THE LEGAL THEORY ON WHICH THE CLAIM IS BASED (INCLUDING WARRANTY, CONTRACT, TORT, OR STRICT LIABILITY), EVEN IF PLENTY OF ROOMS HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
IF PLENTY OF ROOMS IS FOUND LIABLE FOR ANY LOSS OR DAMAGE RESULTING FROM YOUR USE OF THE SITE, THE MAXIMUM LIABILITY, IN AGGREGATE, WILL BE EITHER (1) THE AMOUNT SPECIFIED IN A SEPARATE RENTAL OR OWNER AGREEMENT RELEVANT TO THE SPECIFIC TRANSACTION, OR (2) IF NO SUCH AGREEMENT EXISTS, ONE HUNDRED UNITED STATES DOLLARS ($100) OR THE EQUIVALENT IN FOREIGN CURRENCY.
THIS LIMITATION OF LIABILITY REFLECTS THE AGREED ALLOCATION OF RISK BETWEEN THE PARTIES AND IS A FUNDAMENTAL ELEMENT OF THE BASIS OF THE BARGAIN BETWEEN YOU AND PLENTY OF ROOMS.
Indemnification
You agree to defend, indemnify, and hold harmless Plenty of Rooms Inc, its affiliates, and their officers, directors, employees, agents, and property owners from any claims, liabilities, demands, damages, costs, or expenses of any kind. This includes, but is not limited to, reasonable legal and accounting fees arising from third-party claims related to: (1) your breach of these Terms, (2) your violation of any law or the rights of third parties, or (3) your use of or access to the Site.
Jurisdiction and Governing Law; Class Action Waiver
These Terms shall be governed by and interpreted under the laws of the Province of Ontario, Canada, without regard to its conflict of law principles. Both you and we agree to submit to the exclusive jurisdiction of the federal or provincial courts located in Toronto, Ontario, for any disputes related to the use or access of the Site. The use of the Site is not authorized in any jurisdiction that does not uphold all provisions of these Terms, including this paragraph.
You and we agree that any dispute resolution will be conducted solely on an individual basis and not as part of a class, consolidated, or representative action.
Assignment
You are not permitted to transfer or assign these Terms without the express written consent of Plenty of Rooms. Any attempt by you to do so without consent will be considered null and void. Conversely, Plenty of Rooms reserves the right to assign these Terms, or any of its rights or interests under these Terms, at any time and at its sole discretion, without requiring your consent.
General Provisions
These Terms, along with any additional or specific terms referenced or applicable to particular transactions, constitute the entire agreement between you and Plenty of Rooms regarding your use of and access to the Site. They supersede all prior or contemporaneous communications, whether electronic, oral, or written, between you and Plenty of Rooms concerning the Site.
Plenty of Rooms’ failure to enforce any provision of these Terms does not waive its right to enforce that provision in the future or any of its other rights and privileges.
If any part of these Terms is found to be invalid under applicable law, that provision will be enforced to the fullest extent possible, while the remaining provisions will continue to be valid and effective. The intent of the parties will be preserved to the greatest extent possible.
