Summary of General Rental Policies
A. The property shall not be used by more than the number of adults and children listed in your reservation.
B. All guests shall abide by Vacasa’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10 p.m. to 8 a.m.
C. Pets are not permitted unless specifically noted in your reservation.
D. Renter must be at least 21 years of age (or the specified minimum age required to rent the property, if different). Guests under the minimum age must be accompanied by a parent or legal guardian.
E. No smoking is permitted anywhere on the premises.
F. No commercial photography or filming is permitted on the property. Tents or other structures may not be erected. Use of charcoal grills is not allowed.
G. Renter is liable for any damage to the property and agrees to accept charges to the card on file should damage occur during occupancy.
H. Cancellation Policy: If you cancel within 24 hours of booking, you’ll receive a full refund. After that (unless stated otherwise in the home description and unit-specific terms), if you cancel 30 or more days before the first night of your reservation, you’ll receive a refund of any rental payments you’ve made, minus the booking fee.
Vacation Rental Agreement
This Vacation Rental Agreement (“Agreement”) pertains to the rental of the vacation property specified in your confirmed reservation (the “Property”). The Agreement is made between: (1) Plenty of Rooms (“Plenty of Rooms,” “we,” or “us”), representing itself and the property owner (“Owner”), and (2) the person responsible for renting the Property (“Renter” or “you”).
By booking with Plenty of Rooms, you acknowledge that you have read, understood, and agree to abide by all terms, conditions, and policies outlined in this Agreement, including any Unit-Specific Terms (collectively, the “Terms”).
Unit-Specific Terms:
Certain jurisdictions, resorts, and specific homes may have additional terms and conditions (“Unit-Specific Terms”). We will inform you of any applicable Unit-Specific Terms during the reservation process. If there is any conflict between Unit-Specific Terms and the Terms in this Agreement, the Unit-Specific Terms will take precedence.
Channel Terms:
If your booking is made through a third-party marketing channel, it may be subject to that channel’s own terms and conditions (“Channel Terms”). In the event of any conflict between Channel Terms and the Terms in this Agreement, the Channel Terms will take precedence.
Meaning of “Plenty of Rooms”:
Plenty of Rooms operates through various legal entities in different regions. In this Agreement, “Plenty of Rooms” refers to the specific entity mentioned in the Unit-Specific Terms, if applicable.
Rental Policies And General Terms
A. Minimum Age: The “Minimum Age” to rent the Property is specified in the Unit-Specific Terms. If no age is specified, the Minimum Age is 21 years (or the minimum age required by law in the jurisdiction where the Property is located, if different). Proof of age may be requested. A parent or legal guardian must accompany all guests under the Minimum Age for the entire duration of the rental.
B. Responsible Renter: As the Renter, you agree to occupy the Property for the entire rental period. All other occupants will be family members, friends, or other responsible adults over the Minimum Age, or accompanied by a parent or legal guardian. You are solely responsible for your actions and the actions of all occupants during your stay, ensuring they understand and comply with the Terms.
C. Good Neighbor Policy: As the Property is a privately owned home, all occupants must comply with this good neighbor policy. Treat the Property with care and leave it in the same condition as when you arrived. Close and lock doors and windows when not present and upon check-out to prevent theft or damage. Conduct yourself in a manner respectful of neighbors and the community, avoiding disruption or complaints. Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. Comply with all parking restrictions and limitations.
D. Maximum Occupancy: The number of people present at the Property may not exceed the maximum posted occupancy unless advance written permission is given for an event. In such cases, the number of people may not exceed the maximum authorized by Plenty of Rooms.
E. No Smoking: Smoking is prohibited at the Property, including porches, decks, and outdoor areas.
F. No Permanent Residence: Your use of the Property is temporary and transient. It cannot be used as a permanent residence; your permanent residence must remain elsewhere.
G. Animals: No animals or pets are permitted at the Property except as authorized in your reservation, or bona fide service animals required by law. Emotional support animals are only permitted as authorized pets. A prohibition on animals does not guarantee that an animal has not been inside the Property or that it is free of allergens.
H. Events and Commercial Photography; Structures; Charcoal Grills: Events, commercial photography, and filming are prohibited without express written permission. Additional conditions and fees may apply if approved. No tents or other structures may be erected, and charcoal grills are not permitted.
I. Criminal Activity Prohibited: Use of the Property for any criminal activity is prohibited and may result in fines, prosecution, and/or immediate removal. This includes unlawful use of the Property’s internet service, such as illegal downloads of copyrighted material. We may cooperate with investigations of alleged criminal activity occurring during your stay.
J. Payment Terms; Fraud: By paying with a credit card, you confirm you are the account holder or an authorized user. If Plenty of Rooms believes your payment may be refused, you may be asked for a different form of payment. Provide proof of account holder or authorized user status if requested. Failure to provide a validated form of payment may result in reservation cancellation or removal from the Property. Suspected fraud may be reported to law enforcement.
K. Consequences of Breach; Charges for Damage: Any failure to comply with the terms, conditions, or policies is a breach of this Agreement and may result in forfeiture of your rental rights, up to and including immediate removal without refund. Plenty of Rooms may terminate this Agreement for breach, requiring you to leave immediately. You authorize billing to your credit card for:
- Any damage or loss at the Property during your stay.
- Up to $1,000 for pet policy violations.
- An additional cleaning fee up to $500 (or actual cost if greater) for policy violations or excessive cleaning needed.
- Fines issued by authorities or homeowner associations for violations during your stay, and any resulting damages.
Unauthorized downloads of copyrighted material via the Property’s Internet service may result in sharing your contact information with enforcement authorities.
Additional Terms and Conditions
L. Cancellation Policy; No Shows:
Unless otherwise stated in the home description and unit-specific terms, rental payments are fully refundable (less Plenty of Rooms’ booking fee, which is nonrefundable 24 hours after booking) for cancellations made 30 or more days before the first night of your reservation. No refunds will be granted for no-shows or if you cancel less than 30 days before the first night of your reservation, arrive after the first night, or depart before the last night. Except as expressly provided in this Agreement, no refunds or compensation will be given, and Plenty of Rooms shall not be liable for failure to make the property available if it becomes unusable for reasons outside our control, such as adverse weather conditions, natural disasters, mechanical failures, evacuation orders, or utility outages.
M. Early Check-In/Late Check-Out:
Early check-in or late check-out may be available for an additional charge. If you do not vacate by the agreed check-out time, you authorize us to bill your credit card for a late departure fee of up to one night’s rental. We may remove all occupants and their personal property from the Property.
N. Maintenance or Housekeeping Issues; Property Conditions:
The Property is provided as is, and Plenty of Rooms is not responsible for the inoperability or unavailability of any amenities. Contact us as soon as you notice any maintenance or housekeeping issues, or any potentially hazardous conditions at the Property. Allow us a reasonable amount of time to respond and cooperate with our efforts to address the concern. We may enter the Property to remedy any reported problem, at reasonable times and with reasonable notice, or to address any emergency that threatens persons or property. If the Property has shared amenities, their availability and condition are outside Plenty of Rooms’ control.
O. Choice of Law; Jurisdiction and Venue; Dispute Resolution:
O.1. Choice of Law:
Unless specified otherwise in the Unit-Specific Terms or required by the law of the jurisdiction where the Property is located, this Agreement shall be governed by the laws of the Province of Ontario, Canada, without regard to its conflict-of-law provisions.
O.2. Dispute Resolution and Arbitration Agreement: Canada:
If (a) your claim relates to a reservation for or stay at a Property in the Canada, or (b) you bring any other claim against Plenty of Rooms in the Canada, you agree to resolve any dispute arising out of or related to this Agreement as follows:
O.3. Dispute Resolution: Properties Outside the Canada:
If your claim relates to a reservation for or stay at a Property outside the Canada, you and Plenty of Rooms agree to bring any action in the courts of the country where the Property is located, or in another location mutually agreed upon.
O.4. Class Action and Jury Trial Waiver:
Any dispute resolution proceedings will be conducted on an individual basis and not in a class, consolidated, or representative action. If a claim proceeds in court rather than arbitration, the parties waive any right to a jury trial.
P. Acknowledgment & Disclaimer; Limitation of Liability:

You acknowledge that the Property may have unfamiliar features, amenities, and conditions, and that your use of the Property and its amenities carries inherent risks. You agree to assume all risks and responsibility for your actions and those of your guests. You are responsible for supervising and protecting minors during your stay.
P.2. Disclaimer of Warranties:
TO THE MAXIMUM EXTENT PERMITTED BY LAW, PLENTY OF ROOMS AND OWNER EACH EXPRESSLY DISCLAIM ANY WARRANTIES OF SAFETY, FITNESS FOR A PARTICULAR PURPOSE, QUIET ENJOYMENT, AND ADEQUACY OF DIRECTIONS AND WARNINGS PROVIDED TO YOU.
P.3. Limitation of Liability:
TO THE MAXIMUM EXTENT PERMITTED BY LAW, NEITHER THE OWNER NOR PLENTY OF ROOMS, NOR THEIR AFFILIATES, OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, OR OWNERS, SHALL BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR EXEMPLARY DAMAGES, OR FOR DAMAGES FOR PERSONAL INJURY, ILLNESS, OR EMOTIONAL DISTRESS ARISING OUT OF YOUR STAY. THIS LIMITATION APPLIES TO ALL CLAIMS, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGE AND EVEN IF THE LIMITED REMEDY FAILS OF ITS ESSENTIAL PURPOSE.
Q. Indemnity:
You agree to indemnify and hold harmless Plenty of Rooms and the Owner, and their respective affiliates, from all claims for property damage, personal injury, illness, or monetary loss resulting from your actions or omissions, and those of your guests, during your stay.
R. Substitution of Property:
On rare occasions, the Property may become unavailable due to ownership changes, removal from rental use, or extensive repairs. Plenty of Rooms reserves the right to substitute a comparable property. If no comparable property is available, you may select from other available properties or receive a full refund of your reservation payment. All terms in this Agreement and any Unit-Specific Terms will apply to the substituted property.
S. Assignment:
Plenty of Rooms may assign this Agreement or any rights and delegate any duties under this Agreement at any time without your consent.
